Tay Sze Tuck holds a Bachelor of Science degree in Chemistry from the University Malaya and embarked on his journey with Nippon Paint in November 1991 as a Sales Executive in the Technical Sales Department for Protective Coatings (TSD – PC). Over the years, his dedication and outstanding performance propelled him through various roles, culminating in his appointment as Sales Manager for the southern region in September 2003

In January 2009, Tay transitioned to Paint Marketing Co., Johor Bahru, assuming the role of Branch Manager. Here, he oversaw sales operations for both retail and project segments. Recognizing his leadership potential, Tay was appointed as National Sales Manager for Projects in August 2011, relocating to PMC Shah Alam to oversee nationwide project sales.

Tay’s strategic business acumen and contributions were further affirmed in 2022 when he played a pivotal role in the acquisition of CMI Construction Material Industry Sdn. Kuala Lumpur, 19 November 2024 – Nippon Paint Malaysia successfully launched an exciting new storybook entitled SuperGuardian, who? created in collaboration with Malaysia renowned book creator, Wizard Within. This innovative approach uses the power of storytelling to introduce young readers and parents to the concept of indoor air wellness, using an imaginative approach to highlight the importance of maintaining a healthy home environment.

The story centers around Ray, a whimsical character who helps children understand the critical role of clean air in keeping their homes safe and healthy.

In 2021, the World Health Organization (WHO) updated its Ambient Air Quality Guidelines, reflecting new evidence that air pollution is more harmful to human health than previously thought. This raises particular concern for Malaysia, where ambient air quality standards for many pollutants still exceed both the WHO’s 2005 and 2021 guidelines.

Alarmingly, over 60% of Malaysians are exposed to poor indoor air conditions, indicating that only 4 out of 10 homes provide a safe environment for families. Nippon Paint’s “SuperGuardian, who?” storybook tackles this pressing issue, offering families an engaging way to learn about the importance of indoor air wellness in everyday family life.

Malacca, 27 September 2024 – Nippon Paint (Malaysia) Sdn. Bhd (“Nippon Paint”) and Majlis Amanah Rakyat (MARA) have officially signed a Memorandum of Understanding (MoU) to collaborate on advancing technical and vocational education and training (TVET) in Malaysia. This strategic partnership aims to foster the development of skilled professionals in the automotive coating industry. 

The vision to make Malaysia an automotive export hub is highly achievable under the National Automotive Policy 2020, as Malaysia currently has the second-largest automotive industry in Southeast Asia. The automotive sector is a cornerstone of our nation’s economy, producing a record-high total production volume of 799,731 vehicles in 2023, and the demand for a high-skilled TVET workforce and quality automotive parts to support this goal is crucial. 

Held at MITC Melaka, Ir. Mohd Nizam Mokhri, Deputy Director of the External and International Relations Branch, Skills & Technical Division of MARA, emphasised the importance of partnerships, “In line with the National TVET Policy 2030 aimed at producing skilled human capital imbued with national values, collaborations with industry leaders such as Nippon Paint are timely. These partnerships equip young Malaysians with industry-relevant skills and enable us to collaborate on advancing sectors like the automotive coating industry. As our Prime Minister highlighted during the launch of the National TVET Policy, we must align with the world’s current demands to ensure our workforce remains highly sought after for its exceptional quality.” 

General Manager of Nippon Paint, Mr. Tay Tze Tuck said that the signing of the MoU was a pivotal moment for the company. He stated, “This MoU marks a significant milestone for Nippon Paint as we continue to invest in the future of Malaysia’s workforce and automotive industry. In the highly competitive automotive refinishing segment, Nippon Paint Automotive Refinish is always pushing the boundaries further to stay ahead, setting new industry standards with the finest coatings for every type of vehicle for our Malaysian car owners. This way, we also strive to provide the best with our specially developed coatings that offer aesthetic superiority but also provide enhanced protection and longevity for their vehicles. This is in line with our commitment to setting new industry standards, and this collaboration supports Malaysia’s goals of boosting exports to the economy through producing high-quality local auto parts.” 

The MoU facilitates comprehensive training programs for 240 MARA students and 37 lecturers, with the help of Nippon Paint employees, focusing on auto-refinishing skills. Up to 24 selected MARA training centres will be accredited as certified Nippon Paint training centres, ensuring that the education provided meets high industry standards and is relevant to current market needs.

Nippon Paint Partners with PAM and Architect Centre to Alleviate Landscape Challenges for Better Industry Standards

Architects and engineers convene to futureproof their practices in the construction industry, aiming to mitigate common industry complications for improved buildings and sites in Malaysia.

KUALA LUMPUR, 26 September 2024 – Nippon Paint (Malaysia) Sdn. Bhd. (“Nippon Paint”) in collaboration with Pertubuhan Arkitek Malaysia (PAM) and Architect Centre, successfully hosted the Forward Reinvent Seminar focused on Defeating Design Demons: Navigating the Unseen Challenges in Architecture, drawing over 300 industry professionals, including developers, architects, quantity surveyors, and engineers. The event focused on upskilling industry stakeholders and discussing challenges in the Malaysian architecture landscape to mitigate these issues, ultimately contributing to the creation of more durable, sustainable, and high-quality buildings throughout Malaysia.

Building defects are often due to poor workmanship, faulty materials, and design flaws. The seminar addressed these concerns by sharing innovative techniques and best practices to minimise such problems, potentially saving the construction industry millions of ringgit annually. Moreover, with Malaysia’s urban population projected to increase to 80% by 2030, there is a heightened demand for better construction practices to support the country’s rapid urbanisation.

The seminar featured prominent speakers, Ar. Ellina Rahman from DP Architects, Ar. Anthony Lee Tee from Architect Centre and Ester Goh, Senior Manager of the Project Division of Nippon Paint, provided actionable insights into key challenges facing the construction industry.

Ar. Ellina Rahman, an expert in complementary architecture, highlighted some of the realities of the architecture industry: “As industry professionals, we have to juggle between material limitations, compliance codes, and, more often than not, a fluctuating client brief. Managing these variables while protecting the integrity of the building is no easy feat, but it is highly pertinent in ensuring a design remains functional, safe, and timeless. 

“Maintenance is another component we need to take note of to address issues like deterioration or water leakage in rooftops. The job may not be glamorous, but it requires foresight, planning, and collaboration with skilled contractors and engineers. Ultimately, architecture is an evolving process, having to ensure our creations stand the test of time while achieving the vision in place.”

Prioritising Material Science and Long Term Solutions

Ar. Anthony Lee, a leading voice in the Malaysian architecture scene, pointed out that comprehensively tackling the root cause has to be prioritised as opposed to fixing the topline solution. For example, a leakage issue at the top slab can lead to cascading problems, requiring extensive and costly repairs. 

“By investing in proper waterproofing and high-quality materials from the beginning, we can avoid the time-consuming and expensive process of fixing moisture-related problems down the line. This includes adopting the right formwork (temporary or permanent moulds used to shape and support concrete until it hardens) to avoid excessive plaster thickness. Collaboration with engineers is imperative in addressing this issue and ensuring the accuracy of material science throughout the construction process.”

Anthony also encouraged young architects to take on Alteration & Addition (A&A) projects. “A&A work often requires complex structural adjustments, such as navigating existing cables, curtain walls, and fire safety issues. However, this is where architects develop critical problem-solving skills that make future new construction projects far easier to manage. Remember, architects are not just designers but master builders. Design innovation is key to driving both progress and sustainability in our industry.”

The Importance of Refurbishment Projects

The seminar also focused on refurbishment projects, particularly in the urban areas. With limited land for new developments, many old buildings are undergoing restoration, adding new complexities to the construction process. 

Ellina shared, “In refurbishment projects, we often awaken what we call ‘sleeping demons.’ For instance, old systems that are functional but outdated require upgrades, such as adjusting pool depths or dealing with water issues that the original design did not account for.” 

Nippon Paint has vast experience in tackling refurbishment challenges. Through its Total Coating & Construction Solutions (TCCS), the company has successfully collaborated with developers, architects, and contractors on over 100 new and refurbishment projects. Water Intrusion: A Silent, But Dangerous Threat1

Water intrusion remains a prominent pain point in many projects, which causes 40 per cent of all building-related issues, with the seminar panel emphasising that poor construction methods can lead to long-term legal and financial constraints. 

Although roofs represent only about two per cent of construction costs, water intrusion contributes to over 70 per cent of construction litigation, with roof failures and their consequences frequently at the core of these disputes.

Ester Goh addressed systemic issues in high-rise projects, particularly the 90% failure rate in rooftop waterproofing due to improper installation. She explained that waterproofing is often treated as an afterthought during construction, which can lead to issues such as ponding and even sinkholes. 

“Once the waterproofing layer is damaged, it can lead to costly repairs, affecting not only the structure but also causing disputes between contractors and developers, or in worse cases, leading to litigation issues. Continuous waterproofing throughout the construction process is vital to prevent such problems.

“Solving waterproofing issues requires more than just quality products; it requires integrated solutions. Nippon Paint’s comprehensive approach ensures that our solutions address not just the materials but the entire process, from preparation to application, to achieve long-term results.”

A Compatible System from Bare To Finish

Ester further elaborated on how environmental consequences across various industries are often overlooked, whether it’s chemical exposure, temperate fluctuations or static electricity. Nippon Paint’s flooring solutions cater to a broad spectrum of applications, from industrial settings like automotive centres and manufacturing facilities to sports courts and parking structures:

  • To prevent cracking from rapid temperature changes, Nippon Paint’s thermal shock-resistant flooring maintains structural integrity.

SAMA Square Market – Best in Commercial and Corporate Exterior

TKCA Architects gold submission SAMA Square Market envisioned a multifunctional urban space in Setapak, Kuala Lumpur. It integrates three main zones: the Main Market Building, Open Street People Plaza, and Retail Village, creating a dynamic and inclusive environment.

The design maximises the use of the ground plane, creating layered public plazas, markets, and retail spaces that foster sustainable community interactions. The market design emphasises transparency and natural light, with bright, translucent facades ensuring cleanliness and accessibility.

Ar. Rien shared that colour plays a significant role in the design of SAMA Square Market. The purposeful use of various colours helps delineate different zones and creates a lively atmosphere that reflects the vibrant urban character of the area. Bright colours on the translucent facades of the Main Market Building contribute to a sense of openness and cleanliness, while contrasting colours in the Open Street People Plaza and Retail Village highlight specific areas and amenities. This thoughtful use of colour fosters a sense of place, encouraging community interaction and engagement.

Skyblox Co-Living Housing - Best Residential Exterior in the Architectural Category

TKCA Architect’s SkyBlox housing aims to be a landmark in Setapak, featuring distinctive yellow cantilever prefab units. The development includes 320 en-suite rooms with customised interiors, accommodating over 500 residents. 

The project employs Prefabricated Prefinished Volumetric Construction (PPVC) for all rooms, whereas the colour scheme includes yellow, dark grey, and light grey, with yellow used sparingly for decorative accents, creating focal points against the greys.

An open corridor design with cross ventilation improves interior air quality, while a translucent panel roof enhances natural daylight in the corridors, creating a dynamic interplay of light and shadow. The upcycled container staircase, painted yellow, blends seamlessly with its surroundings, adding vibrancy and uplifting residents’ moods.

Nippon Paint Pioneers Refurbishment of Malaysia’s Ageing Buildings with Industry Experts

A roundtable discussion between Nippon Paint, REHDA, MIPFM, RISM, PAM and real estate experts on the challenges faced with preserving and refurbishing existing structures amidst safety and energy efficiency concerns

SHAH ALAM, 15 July 2024 – Nippon Paint (Malaysia) Sdn. Bhd (“Nippon Paint”), hosted a pivotal roundtable conference on the Sustainable Refurbishment of Ageing Buildings with industry leaders from the Real Estate and Housing Developers’ Association (REHDA), Malaysian Institute of Property and Facility Managers (MIPFM), Rahim and Co International Estate Agency, Royal Institution of Surveyors Malaysia (RISM), the Malaysian Institute of Architects (PAM) and Nippon Paint Malaysia. The aim was to address the key industry challenges related to refurbishment in finance, regulation, and sustainability.

The average lifespan of a high-rise apartment or office is estimated to be 50 to 60 years. As buildings age, they no longer meet current building codes, energy efficiency, and safety regulations. It is estimated that two-thirds of Malaysia’s existing buildings will remain until 2050, and the need for refurbishment and modernisation is dire.

Tay Sze Tuck, the General Manager of Nippon Paint Malaysia, remarked, “As buildings age, they inevitably experience deterioration, which is made worse by neglect and environmental factors. Insufficient upkeep threatens the building’s stability and diminishes its market value. We believe that rejuvenating aged properties opens avenues for growth, benefiting both residential and commercial properties to create a mutually beneficial scenario for all parties.”

A Mindset Change is Required – Recognising the Importance and Value of Maintenance

Sarly Adre Sarkum, the former president of PAM, expressed concern, stating, “A significant issue within our Malaysian culture is the low emphasis placed on maintenance. Despite the existence of regulatory bylaws, aligning older buildings with current standards remains a challenge. Our investigations into several ageing structures have revealed substantial water leaks and neglected air conditioning systems, leading to prolonged energy and financial losses that may have taken place (for years).”

The panel also expressed frustration over waterproofing issues, which have become a major pain point among Malaysians. Developers need to offer a two-year defects liability period by law, but waterproofing problems frequently surface in the third year due to poor workmanship and the quality of products used. 

Tay added, “I cannot emphasise enough the importance of maintenance. For example, 80% of building defects are caused by waterproofing issues, which lead to problems such as water leaking, mould, and structural damage, which can endanger occupants. If left unattended, the damage is irreversible. Most water leakage starts from rooftops, and the truth is that many Malaysian buildings have poor waterproofing due to improper waterproofing system, incorrect thickness, subpar workmanship and lack of proper application knowledge. Therefore, during refurbishments, we often do inspections to ensure effective waterproofing solutions are in place.”

“Our Total Coatings & Construction Solutions (TCCS) employs innovative Refurbishment Solutions with waterproofing technologies which have undergone research and development with our counterparts in China,” he continued.

Easing financial constraints and investing in quality construction materials

The biggest issue with refurbishment is the cost, especially for private buildings, where the bottom line must be considered.  

Ishak Ismail, president of MIPFM, emphasized that JMBs and MCs need to explore alternative sources of income rather than solely relying on maintenance fees and government incentives. Initiatives such as renting out rooftop gardens, creating co-working spaces within the building, or leasing advertising space on the properties could potentially provide a steady flow of funds. The panel added that developers and building owners should reconsider cost-saving features, such as investing in warranties and quality construction materials that offer a ten-year lifespan instead of a five-year lifespan. 

As a one-stop construction solutions provider, Nippon Paint’s innovative Refurbishment Solutions stated that the general rule of thumb is that it is better to prevent than to constantly refurbish. The panel also expressed that building owners need to consider the quality of the construction materials used. Ester Goh, Senior Manager of Nippon Paint, commented that during refurbishment works such as repainting, building owners tend to think only of a quick facelift. However, the process is much more meticulous. Nippon Paint has strict procedures, including site inspections and proposals for the necessary refurbishment work, to ensure the building’s surface is ready. No matter the quality of the paint, without a proper inspection, it will be a waste of building management funds.

Adzman Shah Mohd Ariffin, past president of RISM, also emphasised that quality workmanship and materials are required in the pre-development stage of buildings to reduce resource waste and constant rectifications, which become a burden on strata residents. Most developers tend to skimp on anti-efflorescence systems, which helps prevent the formation of white chalky deposits on buildings that tend to appear two to three months post-construction. This gives the impression that the building is ‘ageing’ prematurely, once again burdening building owners who will have trouble selling or renting out the buildings. Prevention should be prioritised in energy savings efforts. Instead of solely introducing greener power sources, it is more effective to focus on solutions that reduce overall energy consumption.

This includes implementing energy-efficient systems and promoting energy-saving habits among residents. The simple act of switching to LED lights can save an average of 15% on electricity usage. MALAYSIA, [10 JULY 2024] – The AYDA Awards 2023/2024 international finale, hosted on July 3-5th at the renowned ITC Grand Chola, Chennai, witnessed the convergence of creative brilliance from around the globe. This award brought together the National Winners from 17 countries and regions who vied for the coveted title of AYDA Designers of the Year.

Lim Jeng Ying from Malaysia emerged as the AYDA Designer of the Year for the Architectural category, with her exceptional submission that resonated deeply with the theme of the 2023/2024 edition, CONVERGE: Championing Purposeful Designs. Lim Jeng Ying shared, “As a designer, I am passionate about the potential of intentional design to create a brighter future. My project – River Reverie: Life by Sungai Petani’s River, seeks to reclaim and narrate Sungai Petani’s cultural identity with a riverine museum that highlights the significance it has in the daily lives of Malaysians. The core aim of this project is also to develop the area for our future generations. Winning the AYDA Designer of the Year award and being able to advocate for impactful solutions is an honourable achievement. I am deeply grateful to have my work acknowledged on a global stage, and I would like to thank AYDA and Nippon Paint for this opportunity to be associated with such a prestigious award.”

As part of her well-deserved recognition, the AYDA Designer of the Year winners will embark on a transformative journey at a 3-week Harvard University’s Graduate School of Design’s Design Discovery Program in June 2025, fully funded by Nippon Paint with up to USD10,000. In addition to the prestigious Designer of the Year title, the AYDA Awards also honoured outstanding achievements in the Interior Design Category where Jesslyn Tew won the Best Design Impact Award. Her project entitled VOLT-YAGE: An Integrated EV Charging Station will be able to set a new standard for local sustainability by integrating solar energy, green roofing, and rainwater harvesting. This innovation provides a practical solution to Malaysia’s sustainability challenges, promoting environmental responsibility and sustainable living within the community.

Creating a better environment for postpartum mothers

Nippon Paint shed light on postpartum depression in Malaysia, noting the importance of creating a nurturing and soothing environment for mothers during this critical period. Postpartum depression unfortunately affects about 3.9% to 22.8% of Malaysian women, and globally, up to 40 million women each year and almost within the first year after childbirth3. The environment in which a mother recovers postpartum greatly influences her ability to bond with her baby. “As much are we know colours can impact our psychology, we would like to show all mothers how we can use colours to make you feel better and live better, ultimately turn your living space into a haven for the baby and especially for you,” Jo-Lynn Yap, Senior Manager of Group Colour Leadership & Strategic Marketing at NIPSEA.

Presented by Jo-Lynn Yap, the slides above show that colours have different psychological effects, all of which could really play a role in the mother’s mental well-being up to the children’s growth.

Kota Bharu, 14 May 2024 – Nippon Paint Malaysia Sdn Bhd (“Nippon Paint”), the leading Total Coating & Construction Solutions provider, has kicked off its latest initiative, the “Akademi Painter” programme, aimed at upskilling local entrepreneurs and painters, a first in Kelantan.
